If you answered yes to those questions chances are good that you’re sitting on some money; unless you spent it while waiting for the market to rebound.  So if you still have the money you made this is a good time to pull out that old checkbook, you know the one you set up to hold all your investment profits, dust it off and get ready to jump back in the real estate investment arena.

Are you going to conduct an open house this weekend?

If so, what is your mindset going to be?  Will you be there just to open the doors and let the people walk around while you watch the football game on the television or spend time on your computer checking email or surfing?  What are you there for?

The successful agent has a different mindset.  The successful agent is there to find the “ONE”.  The ONE person/couple who love this home.  The only obstacle is that you will not know who the “ONE” is until they show themselves to you if they ever do.  What do I mean, if they ever do?  Well if a couple is working with a good buyer’s agent they would have been schooled not to show their emotions and how much they really like a home because that would affect their negotiating when they made an offer so they may just go around looking normally while inside of them, they are jumping up and down.

So what should your mindset be?  You have to be ready.  You have to treat every person that walks through that door as the “ONE” and you have to” love this home” as they will.  Set your mind to “I love this Home”, “I love this Home”, I love this Home”.  If you do, it will pour out of you and when the “ONE” walks in to the home they will join you in loving the home.

Take the lead in admiring the detail and the flow of the home and in doing so, unlock the potential in making this home their home.

If you are not excited about the home you are marketing, why would anyone else?  Don’t let the home sell in spite of you, help the home sell because of you.

Next time you spend a few hours at your Open House make sure to repeat to yourself, “I love this Home”!!!!!!!

 

Eliminate Smoke Det Inspections at the transfer of a property.

I was just reading an update from the Greater Boston RE board (GBREB), about Smoke Detector Regulation Changes.  If there is one thing I hate the most in the real estate process it’s obtaining a smoke detector certificate.  I do not dispute that smoke detectors and carbon monoxide detectors save lives nor that homeowners should be required to get their homes certified to ensure proper installation and maintenance.  My question is, “who decided to make the certification process at the time when a property sells?”

Isn’t that the most ridiculous process to ensure homes and people are protected?  What if a home does not come up for sale for 5, 10 or even 20 years, like some homes do?  Do they not have to be certified?  Do the people living in those homes not need the protection?  Wouldn’t a better solution be at renewal of your home owners insurance a certificate be issued to ensure that all homes and people are protected?

What do people think about this?  Does anyone else see the logic in what I’m saying?  All members of GBREB and all other real estate boards across the country, write to your board and let’s get this requirement shifted from properties changing hands to properties acquiring homeowners insurance.
